Senior Tax Accountant

The Company


We are a billion dollar privately owned self-managed multi-family project owner with a national portfolio of in excess of 10,000 rental units. The Group is comprised of a multitude of Limited Liability Companies which own the projects and are owned by a number of upper tier entities (which are LLCs and Subchapter S Corps). The group is family owned and based in Westchester County, New York. In addition to the operating entities, the group includes a large management company, COOP sponsor entities, various trusts, foundations and investment entities.

Senior Tax Accountant


The Companies generally reports on an accrual income tax basis. The reporting is to ownership, lenders and federal and state tax services. This position is responsible for the Company’s accounting and reporting for the upper tier entities, Management Company, trusts, foundations and investment entities and on a combined basis. The property accounting is generally handled by others, but will require involvement of this position to serve as a liaison with the outside accounting firm responsible for tax return preparation. This position is a “hands on” accounting position which will include accounting duties such as proposing and recording accounting entries in conjunction with reporting responsibilities. The position will report to the Corporate Controller, the Chief Financial Officer and when needed ownership directly. The Company is looking for “bench strength” and is large enough to provide growth opportunities both financially and in terms of responsibility. There is a large accounting staff in place which is functionally oriented.

Essential Job Functions:


• Primarily responsible for the accounting and reporting for all upper tier entities, Management Company, trusts, foundations and investment entities.
• Oversight of the tax accounting for property entities.
• Liaison with outside accounting firm providing information necessary for tax return preparation.
• Preparation of short term and long term tax projections with assistance of outside accounting firm.
• Comprehension of complex entity structures, operating agreements, transactions such as 1031 exchanges, mergers, acquisitions, tax planning strategies.
• Must be able to read and analyze agreements and prepare and record accounting entries involving complex transactions.
• Special projects including ad-hoc analyses will be assigned by Controller.
• Assisting with tax planning issues as required.
• Maintain general ledger transactions when necessary.


Qualifications:


Bachelor’s Degree (B.S.) in Accounting
CPA preferred.
Minimum 5 years in a public accounting firm preferably with a tax department and or equivalent private company experience
Experience with Yardi accounting software a big plus
Property Management experience required
Knowledge of Coops helpful
Must have a demonstrated hands-on approach and success in working in a team-based environment and also capable of working independently

ESSENTIAL JOB FUNCTIONS:

- Prepares or assists in preparing all vacant apartments to a market-ready condition. - Performs various community maintenance functions and records findings in maintenance log. These functions may include, but are not limited to: Light bulb changes Caulking Filter changes Touch-up painting Lock and appliance repairs Snow removal Install/repair window coverings Pool and sprinkler system maintenance Minor HVAC maintenance Preventive maintenance - If applicable, monitors pool and spa chemicals daily and maintains log books as required by the health department. - Responds to resident service requests and concerns in a timely manner. - Delivers various communications to residents as needed. - Performs on-call emergency service as required. - Reports any maintenance concerns for repairs on vacants, models, clubhouse, and/or common areas to the Maintenance Supervisor. - Assists Maintenance Supervisor in monitoring and/or controlling maintenance inventory and/or supplies and controlling expenses. - Moves heavy objects from one area to another and utilizes a ladder as required. - Assists the Maintenance Supervisor and Community Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals. - Inspects property common areas, apartment units and grounds on a regular basis and works with community staff to make sure that the property’s appearance is acceptable and that apartments are ready to show to prospective residents. - Assists in keeping the grounds and common areas free of trash and debris. - Works closely with the management and maintenance staff to develop an integral team that effectively represents the quality and professionalism of the Company. - Maintains the maintenance storage area in a neat and organized fashion. - Maintains open communication with other members of the community staff. - Assists other staff members as needed. - Represents the Company in a professional manner at all times.

OTHER JOB FUNCTIONS:

- Attends and participates in training seminars as requested. - Attends and assists in setting up for resident functions and activities. - Operates motorized vehicle to pick up supplies and run errands as necessary. - Performs other duties as assigned.

SKILLS, EDUCATION AND EXPERIENCE:

High school diploma or equivalent and basic aptitude and understanding of mechanical and electrical systems and functions preferred. Trade and/or technical school training a plus. One plus years hands-on general maintenance experience (i.e., plumbing, electrical, carpentry, painting, etc.) is required. Must have excellent customer service and organizational skills and be able to lift and work with heavy equipment. Valid driver’s license along with good driving record and auto insurance is required. EPA, CPO, HVAC and CFC certifications a plus.

This is a highly visible position that provides maintenance service throughout Colorado (Denver/Aurora/Lakewood/Northglenn). We will provide reimbursement for work related mileage. The successful candidate will be:

ESSENTIAL JOB FUNCTIONS:

• Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the community, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry walling, exterior structure and appliances.
• Oversee the inventory of apartments to support the community’s marketing and leasing efforts, schedules contractors or assists in completing the turn process and inspects ready apartments for move-in quality.
• The Maintenance Technician must be willing to work some evening, weekend and on-call emergency service as needed.
• Prepares market-ready apartments in regard to general repairs.
• Assists in scheduling all market-ready apartments in regard to painting, carpet cleaning, housekeeping, etc.
• Performs various maintenance functions such as minor roof repairs, re-keying door locks and repairing furnaces, air-conditioners, plumbing, appliances, etc.
• Performs various preventive maintenance functions and ensures the Preventive Maintenance Program is followed in order to maintain the community standards.
• Completes regular community inspections.
• Assists the Maintenance Supervisor and Community Manager on special maintenance projects as necessary.
• Works with maintenance team to maintain grounds and common areas and keeps them free of trash and debris.
• Monitors the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
• Recommends the repair or replacement of any interior and/or exterior areas needing attention.
• Understands and complies with Fair Housing laws and standards.
• Performs to Company standards and ensures that service requests are handled in a prompt, courteous and efficient manner.

SKILLS, EDUCATION AND EXPERIENCE:

• A high school diploma or equivalent is preferred, trade and/or technical school training a plus.
• Must have an understanding of mechanical and electrical systems and functions.
• A minimum of one or more years of hands-on apartment maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
• Basic knowledge of current codes and regulations and excellent communication, organizational, budgeting, and leadership skills required.
• Must be detail and multi-task oriented and possess strong motivation, customer service and time management skills.
• Must be able to lift and work with heavy equipment.
• Valid driver's license with a clean record.
• Reliable transportation – may have to travel to a number of properties/communities throughout the day
• CPO certification is a plus.
• Successfully pass our background check
