Responsible for maintaining the financial records for the property and verifies, allocates and posts details of business transactions to accounts or computer files from documents such as sales slips, invoices, receipts, check stubs and computer printouts. Maintains resident information systems and resident files, reconciliations, and interacts with residents and banks. Supervises personnel in the leasing area and performs tasks associated with the leasing and maintenance operations of the property. Supports the Community Manager in all functions and is responsible for the property in the absence of the Community Manager. ESSENTIAL JOB FUNCTIONS:
ADMINISTRATIVE/FINANCIAL

- Inputs daily all resident information in relation to walk-in traffic, move-ins, move-outs, apartment conditions, etc.
- Assists Community Manager and Leasing Consultants in ensuring that all leases and addenda are completed accurately in regards to addresses, names, rates, etc.
- Maintains all current and previous resident and unit work order files.
- Demonstrates an interest in, and understanding of, financial and operational reporting requirements.
- Collects all rent payments from current residents.
- Makes daily community deposits in regards to rent collections and any other miscellaneous income.
- Distributes non-payment notices to all delinquent residents and completes follow-up activity in regard to non-payment of rent and eviction proceedings.
- Maintains knowledge of state laws in regard to the collection of delinquent accounts.
- Works closely with the Community Manager in learning all aspects of management including administrative and financial duties.

Maintenance Supervisor, Ascott Place
Primary responsibilities include ensuring that the physical aspects of the community meet the Company's established standards for safety, appearance and operation within the budgeted financial goals. Responsible for various hands-on maintenance duties necessary to maintain and enhance the value of the community, diagnosing problems and making repairs in areas such as HVAC, electrical, plumbing, pool, flooring, carpentry, dry walling, exterior structure and appliances. Manages the inventory of ready apartments to support the community's marketing and leasing efforts, schedules contractors or assists in completing the turn process and inspects ready apartments for move-in quality. Acts as a team leader among the general maintenance staff and delegates, supervises and directs the work of the department. High school diploma or equivalent and basic aptitude and understanding of mechanical and electrical systems and functions preferred. Trade and/or technical school training a plus. One plus years hands-on general maintenance experience (i.e., plumbing, electrical, carpentry, painting, etc.) is required. Must have excellent customer service and organizational skills and be able to lift and work with heavy equipment. Valid driver’s license along with good driving record and auto insurance is required. EPA, CPO, HVAC and CFC certifications a plus.
